Historic cottages, canal homes and country club estates
In the Old School Square area and the Marina and Del-Ida Park historic districts, many homes are frame vernacular, Mission or Mediterranean Revival designs. Roof changes on designated properties may require review by the city's historic preservation staff or board, so material, profile and color are often chosen with that approval in mind.
Tropic Isle and the neighborhoods around Lake Ida sit on canals and lakefront lots, with a mix of mid-century ranch houses and newer two-story rebuilds. Metal and concrete tile are both common, and many older homes have low-slope sections over additions that need attention during a re-roof.
Out west, communities like Delaire Country Club and Addison Reserve are largely tile. Replacement projects there usually involve matching an approved tile profile and color, coordinating deliveries through the gate and protecting landscaping and pavers during tear-off.
