Roofing in Sanibel, Florida

Sanibel is a barrier island off the Lee County coast, known for its beaches, shelling and the J.N. "Ding" Darling National Wildlife Refuge. The City of Sanibel has long protected that character with careful limits on development and its own building department.

On September 28, 2022, Hurricane Ian made landfall nearby at Cayo Costa as a Category 4 storm. Its surge swept across much of the island, and sections of the Sanibel Causeway were washed out, cutting off road access. The causeway has since been repaired, and the island has been rebuilding ever since.

Global serves Sanibel from its West Coast office in Naples. Island work calls for patience and planning: bridge access, deliveries, staging and debris removal all need to be arranged before the first tile or panel comes off.

Elevated homes, island style and metal roofs

Many Sanibel homes are raised on pilings or elevated foundations, with living space above parking and storage. Newer and rebuilt homes are generally elevated to meet current flood requirements, while some older ground-level houses remain. Elevated roofs are taller and more exposed, which affects safety planning, material handling and wind loads.

Standing-seam metal is a familiar sight on the island and suits its Old Florida and coastal architecture. Concrete tile and composition shingle are also common, and condominium buildings along West Gulf Drive and the east end often use low-slope membrane systems on at least part of the roof.

Because so many homes were damaged by Ian, a number of Sanibel roofs are now either new or in temporary condition. Knowing which you have, and whether a quick post-storm repair addressed the whole system, is a good starting point.

Salt, surge and Gulf wind on a barrier island

Salt air reaches every roof on Sanibel. It corrodes standard steel fasteners, flashing, drip edge and vents faster than on the mainland, so island reroofs typically call for stainless or other corrosion-resistant components and metals approved by the manufacturer for coastal exposure.

Surge is the defining hazard. Ian showed how quickly Gulf water can cover the island, and elevation is now central to how homes here are built and rebuilt. For the roof itself, wind uplift remains the main threat, with little land to slow a storm before it arrives.

Strong sun reflecting off water and sand also speeds UV aging of sealants and underlayment, so inspections between storms are worthwhile.

Does Global Roofing work on Sanibel Island?

Call 239-653-9703, Monday through Friday, 8 a.m. to 5 p.m., to schedule a visit.

Who issues roofing permits on Sanibel?

Sanibel is an incorporated city, so roofing permits are issued by the City of Sanibel rather than Lee County. The city is known for strict building and development rules, so permit requirements should be confirmed early. The licensed roofing contractor applies for the permit and schedules the required inspections.

Is metal a good roof for a Sanibel home?

Metal is often an excellent choice for a Sanibel home when the right product is selected. Near salt water, aluminum or steel with a coastal-rated finish and compatible stainless fasteners is commonly recommended, following the manufacturer's guidance for distance from the shore. Standing-seam metal also fits the island's coastal architecture well.

Does replacing a roof trigger the 50 percent rule on Sanibel?

A roof replacement can count toward the substantial improvement calculation in flood zones, but the determination is made by the City of Sanibel's floodplain officials. Generally, when improvements or repairs reach 50 percent of a building's market value, the structure must meet current floodplain standards. Confirm with the city before combining a reroof with other major work.

My Sanibel roof was temporarily repaired after Ian. What now?

A Sanibel roof that received temporary repairs after Hurricane Ian should get a full inspection before it faces another hurricane season. Tarps, patches and partial repairs can hide damaged underlayment, corroded fasteners or loose flashing. A free Global inspection documents the whole system and explains whether a targeted repair or a full replacement is the better path.
