Residential Roof Replacement

Roof replacement built for Florida's sun, salt and storms

A new roof is one of the largest investments you will make in your home. Founded in 2004, Global Roofing & Contracting approaches every reroof the same way: quality, not quantity, from the first inspection to the final cleanup.

The short answer

Global Roofing & Contracting replaces residential roofs in Collier, Lee, Broward and Palm Beach counties from offices in Naples and Pembroke Pines. Each project starts with a free, no-obligation inspection, followed by a detailed estimate, a set timeline once materials are secured, and installation of tile, metal, shingle, stone-coated steel, slate or cedar by a state-certified roofing contractor.

When a roof replacement is necessary

Not every leak means a new roof. Many problems, such as a cracked tile, a lifted shingle or a failed pipe boot, can be repaired. Replacement becomes the better choice when the roof system as a whole has reached the end of its useful life, or when damage is widespread enough that repairs would only chase one problem after another.

In Florida, the part of the roof that usually decides the question is the part you cannot see. On a tile roof, the tiles themselves can last for decades, but the underlayment beneath them does the real waterproofing work and ages much faster. When that layer breaks down, the roof needs to come apart regardless of how the tiles look from the street.

A careful inspection separates the two situations. Global starts every residential roof replacement conversation with a free, no-obligation inspection, so the recommendation is based on the condition of the whole system rather than a guess. Common signs that replacement may be the right call include:

  • Recurring leaks or ceiling stains in more than one area of the home
  • Soft or spongy spots in the roof deck
  • Widespread cracked, slipped or broken tiles, or shingles that are curling, brittle or losing granules
  • Deteriorated underlayment visible at edges, valleys or broken tiles
  • Rusted, loose or missing flashing at walls, valleys and penetrations
  • Storm damage spread across multiple roof planes
  • Questions from your insurer about the roof's age or condition

How Florida ages a roof, and what storms add

Florida roofs work harder than roofs in most of the country. Intense year-round sun dries out asphalt, sealants and underlayments. Attic heat speeds that aging from below. High humidity and frequent afternoon storms keep surfaces wet, which encourages algae, mildew and, on wood components, rot.

Near the coast, salt air adds corrosion to the list. Fasteners, flashing and other metal components can deteriorate faster within a few miles of the Gulf or the Atlantic, which is one reason material and fastener selection matters so much on coastal homes.

Then there is hurricane season, which runs June 1 to November 30. High winds can lift shingles, break or dislodge tiles, peel back flashing and drive rain under the roof covering. Flying debris punctures and cracks roofing. A roof that looks intact after a storm can still have broken seals, loosened fasteners or wet underlayment that shortens its life.

Southwest Florida has seen what major storms do to roofs, from Charley in 2004 and Wilma in 2005 to Irma's landfall at Marco Island in 2017 and Ian's devastation across Lee County in 2022. After a storm, the right answer is sometimes a targeted repair and sometimes a full replacement. An inspection is how you find out which.

Choosing a system: tile, metal, shingle and more

The right roof depends on your home's architecture, the structure beneath the roof, community rules, budget and how long you plan to stay. Global installs clay and concrete tile, standing-seam metal, all types of composition shingle, stone-coated steel, slate and composite slate, and cedar shakes and shingles.

Tile is the signature roof of much of Southwest Florida, especially on Mediterranean and Spanish-style homes and in many HOA-governed communities. Concrete and clay tile are heavy, so a home that currently has shingles usually needs a structural review before moving to tile. Mike Egan, Global's founder, holds the Tile Roofing Institute Florida High Wind Installer certification.

Standing-seam metal offers clean lines and a light roof. It suits contemporary, coastal and Old Florida designs, and it sheds water quickly. On coastal homes, the choice of metal, finish and fasteners deserves careful attention because of salt exposure.

Architectural composition shingles are the most familiar option and often the most budget-friendly. Modern shingle roofs are designed as complete systems, and installing matched components from one manufacturer can affect the warranty coverage available.

Stone-coated steel, slate and cedar round out the options for homeowners who want a specific look, a lighter alternative to tile, or a roof that matches an existing architectural style. The table below compares the three most common choices for Florida reroofing.

Decking, underlayment, flashing and ventilation

The roof covering you see is only one layer of a system. A lasting roof replacement depends just as much on what goes underneath it.

Decking. Once the old roof is removed, the plywood or plank deck is exposed and can be inspected. Rotted or damaged sections are replaced, and current code can require the deck to be re-nailed to today's fastening standards. A sound, well-attached deck is the foundation for everything above it.

Underlayment. In Florida, underlayment is the primary waterproofing layer, particularly under tile, where wind-driven rain can travel beneath the tiles. Many Florida reroofs use self-adhered membranes that bond directly to the deck. Once the underlayment is installed and inspected, the home is 'dried in' and protected even before the finished roofing goes on.

Flashing. Most leaks start where the roof meets something else: walls, chimneys, skylights, valleys, vents and plumbing pipes. In a full replacement, flashing is typically renewed rather than reused, and details like drip edge and valley metal are installed to suit the chosen system.

Ventilation. Where the roof design calls for it, intake and exhaust ventilation help move heat and moisture out of the attic. Ventilation matters especially on shingle roofs, where manufacturers often specify requirements, and it can help limit heat buildup under any roof.

Tear-off, installation, cleanup and timeline

A roof replacement follows a clear sequence. Knowing it in advance makes the work far less disruptive.

Tear-off. The existing roof is removed down to the deck, and debris goes directly into a dumpster. Landscaping, pool areas, driveways and entries are protected, and the crew keeps the site organized throughout. On tile homes, tear-off is heavy, loud work, and it is the stage when the deck is fully exposed for inspection.

Dry-in and inspections. After deck repairs, the underlayment goes down and the home is sealed against weather. Local building departments typically inspect the work at set stages, and the next phase begins once those inspections pass.

Installation. Tile is loaded onto the roof and set, metal panels are fastened, or shingles are installed with matching accessories, along with ridge, hip, flashing and ventilation components.

Cleanup. Clean, organized jobsites are part of how Global works. A thorough final cleanup should include removing remaining debris and sweeping the property for nails and fasteners.

Timeline. The biggest variable is usually material production. Tile and some metal profiles are often produced to order, and lead times can stretch with demand, especially after a major storm. Once materials are secured, Global sets a timeline with you and sticks to it, so you know when the crew will arrive and when the work will be finished.

Cost factors, inspection and warranty

Every roof replacement is priced from the specific home, so a meaningful number comes from an inspection and measurement rather than a rule of thumb. After a free inspection, Global uses EagleView aerial measurement and Xactimate estimating software to build a detailed estimate.

The main factors that shape the cost of a residential roof replacement are:

  • Roof size, pitch and complexity, including hips, valleys, dormers and multiple levels
  • The roof system you choose and its material cost
  • Removal of the existing roof, including heavy tile tear-off
  • Deck repairs or replacement found once the old roof is off
  • Underlayment, flashing and ventilation requirements
  • Permitting and any code-required upgrades
  • Access, staging and site protection needs

Florida's 25% rule and what changed in 2022

For years, the Florida Building Code required that if more than 25% of a roof was repaired, replaced or recovered within a 12-month period, the entire roof had to be brought up to current code. In practice, that often meant a full replacement.

A 2022 change in Florida law eased that rule for newer roofs. If a roof was built, replaced or recovered under the 2007 Florida Building Code or a later edition, the damaged portion can often be repaired to current code without replacing the whole roof, even when the repair covers more than 25%.

The rule still matters for many older roofs, and how it applies depends on when the roof was permitted, the extent of the damage and the local building department. Treat it as a question for an inspection, not an assumption. Global can inspect the roof and explain the realistic options based on its age and condition.

FAQ

Roof Replacement: Your Questions, Answered.

Can’t find what you’re looking for? Call 239-653-9703 (Naples) or 954-889-2201 (Pembroke Pines), Monday through Friday, 8 a.m. – 5 p.m.

How do I know if I need a roof replacement or just a repair?

An inspection is the only reliable way to know. Repairs make sense when damage is limited and the rest of the system is sound; replacement makes sense when the underlayment, deck or roof covering is failing across the roof. Global offers free, no-obligation inspections and explains which option fits your roof.

How long does a roof replacement take in Florida?

Material production usually sets the overall schedule more than the work on site does. Tile and some metal products can have lead times, particularly after major storms. Once materials are secured, Global sets a timeline with you and sticks to it, with building-department inspections built into the schedule.

Can I switch from shingles to tile?

Often yes, but a structural review should come first. Tile is much heavier than shingles, so the roof framing must be able to carry the added load, and an HOA may have rules about roof materials and colors. Global can help you evaluate the change during an inspection.

Does Florida's 25% rule mean my whole roof must be replaced?

Not necessarily. Following a 2022 law change, roofs built or replaced under the 2007 Florida Building Code or later can often have damaged sections repaired to current code without a full replacement. Older roofs may still be subject to the rule, so an inspection is the best way to confirm how it applies.

How much does a roof replacement cost?

It depends on your home, so Global provides a detailed estimate after inspecting and measuring the roof instead of quoting a general price. The system you choose, roof size and complexity, tear-off, deck repairs, underlayment, flashing and permitting all affect the total.

What warranty comes with a new roof?

Manufacturer warranty options depend on the system installed and the installer's credentials with that manufacturer. For example, CertainTeed's Integrity Roof System credential relates to warranty coverage on qualifying CertainTeed systems. Ask about the specific options for your chosen system during your estimate.

Do I need to be home during the roof replacement?

No, most homeowners do not need to be home while the crew works, but you should stay reachable. It helps to move vehicles out of the driveway, secure fragile items that could shift from vibration, and keep pets and children away from the work area. Responsive communication is part of how Global works, so you will know what to expect along the way.
