Commercial Roofing

Commercial roofing for Florida properties

Commercial roofs carry different demands than homes: larger areas, low slopes, rooftop equipment and tenants who need the building to stay open. Global brings the same careful approach to TPO, metal, tile and multi-family projects.

Commercial roof systems

Commercial buildings in Florida range from flat-roofed retail and office buildings to steep-slope clubhouses and multi-family communities with tile or shingle roofs. Global handles re-roofs and repairs across that range, including:

  • TPO membranes
  • Flat and low-slope roofing systems
  • Corrugated sheet metal
  • Clay and concrete tile
  • Asphalt and composition shingle
  • Cedar re-roofs and repairs

TPO and flat or low-slope roofing

Flat and low-slope roofs depend on continuous membranes and good drainage rather than overlapping units. TPO, a single-ply thermoplastic membrane, is a common choice for commercial buildings because its heat-welded seams create a continuous surface and light-colored membranes reflect much of the sun's heat.

Global is a Versico-certified contractor. Versico manufactures single-ply membrane roofing systems, and working with a certified installer matters when you are considering the manufacturer's system and warranty options.

On low-slope roofs, details decide performance: drains and scuppers, perimeter edges, curbs around rooftop equipment and every penetration. Ponding water and failed seams are the usual culprits behind leaks, so they deserve close attention in any inspection.

Metal buildings and steep-slope commercial roofs

Metal buildings are common across Florida for warehouses, workshops and agricultural and light industrial uses. Corrugated sheet metal roofs can be repaired or replaced, and fasteners, seams and trim deserve particular attention in coastal and high-humidity environments.

Many commercial and community buildings also use steep-slope roofing, such as clay and concrete tile, asphalt shingle or cedar, to match surrounding architecture. Global installs these systems on commercial buildings as well as homes.

Multi-family and apartment communities

Apartment complexes, condominium communities and other multi-family properties combine the scale of commercial work with the realities of occupied homes. Residents need access, parking and safety throughout the project.

Good planning starts with the people who live there: organized staging, protected walkways and clear communication with property managers and boards. Consistent inspections and documentation help managers prioritize buildings and budget for future roofing work. Global's own Naples project photos include emergency roof protection on a two-story multi-family building.

Commercial storm restoration

Global's storm damage restoration extends to commercial and multi-family properties. After a storm, the process mirrors residential work: a free inspection, emergency protection such as tarping when needed, documentation of conditions and a detailed estimate.

Global can meet with your insurance adjuster when needed to review the roof's documented condition. Coverage decisions belong to your insurer, and Global does not interpret policies.

Planning a commercial project

Good commercial projects start with a clear scope. Global uses EagleView aerial measurement and Xactimate estimating software to prepare detailed estimates, and sets a timeline once materials are secured.

Global holds a Florida Certified Roofing Contractor license (CCC1330308). To discuss a commercial roof, call 239-653-9703 during office hours, Monday to Friday, 8 a.m. to 5 p.m. EST.

Global is a Versico-certified contractor. Versico manufactures single-ply membrane systems, including TPO, and installer certification is relevant when considering the manufacturer's system and warranty options.

Does Global roof apartment complexes and multi-family properties?

Yes. Global's commercial roofing includes multi-family buildings, and its Naples project photos show emergency roof protection on a two-story multi-family property. Projects like these should be planned around residents, with organized staging and clear communication with property managers and boards.

Can Global repair a metal building roof?
