Canal estates, historic districts and mid-century roofs
Las Olas Isles, Rio Vista and Harbor Beach hold many of the city's waterfront estates, with Mediterranean, Old Florida and contemporary designs under clay or concrete tile, standing-seam metal or flat roof systems. Coral Ridge and Imperial Point filled in largely during the postwar decades, and many of their ranch and mid-century homes combine pitched roofs with low-slope sections over Florida rooms and additions.
Closer to downtown, Victoria Park, Colee Hammock and Sailboat Bend mix early 20th century homes with townhomes and modern infill. Sailboat Bend is a designated historic district, so changing roof material or profile on some properties may involve historic preservation review in addition to a building permit.
Low-slope roofs deserve special attention in Fort Lauderdale. Flat roofs on mid-century homes and small condominium buildings depend on drainage, and water that ponds for days after a storm is often the first sign that a membrane, its slope or its drains need work.
