Roofing in Parkland, Florida

Parkland sits in the northwest corner of Broward County, bordered by Coral Springs to the south and Palm Beach County to the north. Incorporated in 1963, it stayed small for decades and then filled in with gated communities and estate neighborhoods from the 1990s onward, keeping a low-density, heavily landscaped character.

Larger homes tend to come with larger, more complicated roofs: multiple hips and valleys, turrets, tall entries and several roof levels. More roof area and more intersections mean more flashing details and more places where the underlayment has to perform.

Global Roofing & Contracting serves Parkland from its East Coast office in Pembroke Pines. Each project starts with a free inspection, EagleView aerial measurements that capture complex rooflines accurately, and a detailed estimate prepared in Xactimate.

Estate lots, gated communities and the first reroof cycle

Communities such as Heron Bay, Parkland Golf & Country Club, Cypress Head and Parkland Isles are built mostly under concrete tile, in both barrel and flat profiles. Many homes from the 1990s and early 2000s are reaching the point where the underlayment beneath the tile, rather than the tile itself, drives the decision to replace.

Pine Tree Estates and other large-lot neighborhoods hold custom homes on acreage, some with clay tile, slate or standing-seam metal, and some with detached garages, guest houses or barns. Each structure may need its own roof plan, and details like matching materials across buildings matter to the finished look.

Nearly every Parkland community has an architectural review process. Approved tile colors, profiles and sometimes specific manufacturers are common requirements, so gather samples and product approval documents early and make the submission before the permit application.

Open western exposure and HVHZ standards

Parkland's western edge faces conservation land stretching toward the Everglades, and many communities are built around open lakes. With fewer buildings to break the wind, western and lakefront homes can take stronger gusts during hurricanes and summer squalls than homes deeper inside a neighborhood.

As part of Broward County, Parkland is in the High-Velocity Hurricane Zone. Roofing products generally need HVHZ-rated approvals such as a Miami-Dade Notice of Acceptance, installation follows the code's stricter provisions, Broward's Board of Rules and Appeals interprets the code, and the City of Parkland building department issues permits and inspects the work.

Much of Parkland was built after Hurricane Andrew, once South Florida standards had been strengthened, so many roofs here went on under relatively modern rules. That helps, but aging underlayment and mature trees planted close to rooflines still call for regular inspections.

FAQ

Parkland Roofing Questions.

Can’t find what you’re looking for? Call 239-653-9703 (Naples) or 954-889-2201 (Pembroke Pines), Monday through Friday, 8 a.m. – 5 p.m.

Does my Parkland HOA need to approve a new roof?

In nearly every Parkland community, yes. Associations such as those in Heron Bay, Parkland Golf & Country Club and Parkland Isles typically review roof material, profile and color before work begins. Collect samples, specifications and HVHZ product approvals for the submission, and have both the association approval and the city permit in hand before the tear-off.

Is Parkland in the High-Velocity Hurricane Zone?

Yes. Parkland is in Broward County, which shares the High-Velocity Hurricane Zone designation only with Miami-Dade County. Roofing products generally need an HVHZ-rated approval, such as a Miami-Dade NOA, and installation follows stricter code provisions. The City of Parkland building department permits and inspects roof replacements.

How can I tell if my Parkland tile roof needs replacement?

An inspection is the reliable way to know. On tile roofs from the 1990s and 2000s, the underlayment often wears out before the tile does, so warning signs include ceiling stains, leaks during heavy rain, and slipped, cracked or loose tiles. A close look at valleys, flashing and underlayment shows whether replacement is needed.

Does Global install clay tile, slate and metal on Parkland estates?

Yes. Global installs clay and concrete tile, standing-seam metal, slate and composite slate, stone-coated steel, cedar and composition shingle. Founder Mike Egan holds the Tile Roofing Institute Florida High Wind Installer certification. For Parkland estates, the right choice depends on the architecture, association rules and HVHZ product approvals.

How do I schedule an inspection in Parkland?

Call Global's East Coast office at 954-889-2201, Monday through Friday from 8 a.m. to 5 p.m. The office is at 1931 NW 150th Avenue, Suite 201, in Pembroke Pines and serves Broward and Palm Beach counties. Inspections are free and carry no obligation, and Global measures the roof with EagleView.

What happens if a storm damages my Parkland roof?

The first priority is stopping water from getting in. Global provides emergency services such as tarping, then inspects and documents the damage and prepares a detailed estimate. Global can meet with your insurance adjuster when needed, but your insurer makes every coverage decision. Call 954-889-2201 during business hours.
